Buying

The most valuable service Goodman Conveyancing can offer you is pre-contractual advice. This gives us the opportunity to ensure your financial interests are protected by including tailored clauses in the contract and de-mystifying the negotiation phase you are about to engage in.

If you decide this purchase is not the right one for you, there is no charge for our advice.

Our conveyancing service is fixed price, leaving no nasty surprises in your settlement statement. We know that our exceptional service will bring you back when you find the right property.

I’ve signed a contract. What happens now?

Arrange for a copy of the contract to be sent to us either via email, fax or post, so we can get to work. We will liaise with you, your bank, the real estate agent and the seller’s representative to ensure everything is ready in time for settlement.

Our work includes, but is not limited to:

  • referring you to a building inspector to assess the property
  • notifying the seller’s representative and the real estate agent when you are ready to confirm the clauses ensuring the necessary transfer documentation is prepared and copies are provided to your lender completing searches and enquiries on your behalf
  • confirming all funds required for settlement and providing you with a full settlement statement booking and attending settlement on your behalf letting the agent know that you, the new owner, can collect the keys to your new property ensuring the property is correctly transferred into your name

Selling

The most valuable service Goodman Conveyancing can offer you is pre-contractual advice. This gives us the opportunity to ensure you understand your obligations and any time frames you will need to comply with, if you proceed with the sale.

If your sale does not go ahead, there is no charge for our advice.

Our work includes, but is not limited to:

  • monitoring the outcomes of building inspections
  • finance applications and any other clauses organising the necessary paperwork to have your mortgage released
  • ensuring the transfer of ownership documents have been completed by the buyers; we will then arrange for you to sign booking and attending the settlement on your behalf paying any outstanding real estate fees, rates and land tax, then transferring any sale proceeds to you providing a full settlement statement

Transferring or Refinancing

You may want to transfer your property for a number of reasons:

  • to comply with a condition of your refinance application
  • to change the ownership structure by adding your spouse, partner or business partner
  • to give your property to a family member or friend

We can advise the relevant stamp duty applicable depending on the circumstances and ensure the property is transferred as per your instructions in a timely manner.
